Hotel Smàri

Begun in 2014 under an agreement with the town of Kópavogur, 201 Smári has grown into a mixed-use district a short walk from Smáralind, Iceland's largest shopping mall. The area now counts 658 homes alongside shops and offices, with a further phase of building set to bring the total to about 738. At its centre sits Sunnutorg, a sunlit square meant for markets and outdoor dining when weather allows. Ground floors are given over to shops, cafés and offices, while upper storeys hold flats with shared roof gardens on the second level. It is not a finished quarter. A 2025 proposal to revise the local plan covers the remaining site at Silfursmári, adding a office building and around 80 more homes near Smáralind. Parking runs to 450 spaces, most below ground, with room for roughly 300 bicycles. A garden and walking route link the new square to Smáralind, planned with low buildings to the south and taller blocks rising to the north. Building heights step up from 3-4 storeys near existing housing to taller blocks further north. Construction is expected to run in phases over five years, starting at the western end of the site.
