Launched in 2024, Grays Eden occupies an elevated site above the Thamalakane River in Maun, the gateway town to the Okavango Delta in northern Botswana. The property is ten minutes from Maun Airport. Five thatched villas of 81 m² each and seven thatched cottages of 56 m² occupy the gardens; three villas and four cottages face the river, the remainder set back in the grounds. Each villa holds an extra-king four-poster bed beneath a mosquito net, a roll-top bath, an arched walk-in shower, a double vanity, a separate toilet, a fireplace, a ceiling fan, and a covered veranda. Two villas hold twin three-quarter beds convertible to king configuration. Cottages carry standard king beds, or twin beds convertible to king, plus a walk-in shower, double vanity, fireplace, ceiling fan, and covered veranda. All rooms have blackout curtains, coffee machines, a fridge stocked with complimentary water and milk, wireless internet, and mobile reception. Hippos and crocodiles frequent the river; elephants drink at the bank.

The Eden Kitchen serves breakfast from 7.30am to 10am, lunch from midday to 2pm, and dinner from 6pm to 8pm. Meals may be taken in-room or at riverside tables below the main terrace. A wine cave built into the cliff hosts private tastings and dining. The bar operates on the terrace overlooking the river. A 12-metre pool is set into the cliff face. The spa holds two treatment rooms, both with river views, offering massages, facials, manicures, and pedicures. Off-site helicopter flights, private visits to Elephant Havens rehabilitation project, and cultural tours of Maun markets are arranged through the property.
